SoCal weather is mild but not constant. Spring brings pollen and growth season; summer brings heat stress and high foot traffic; fall brings leaves; winter brings rain and storm debris. A seasonal maintenance checklist keeps synthetic turf looking new across the full annual cycle. Here's what to do when, based on real maintenance schedules from our install base.
Spring (March through May)
- Deep rinse to remove winter storm debris
- Brush all high-traffic zones to recover pile profile
- Inspect perimeter edges for storm-related separation
- Inspect seams (winter rain can stress glue lines on improperly installed seams)
- Apply OxyTurf deep treatment to pet zones if monthly schedule was missed during winter
- Top up infill in heavy-traffic areas if last application was over a year ago
- Trim adjacent shrubs and trees so summer growth doesn't shade or shed onto turf
Summer (June through August)
- Daily light spray rinse on inland properties to drop surface temperature
- Weekly hose rinse for all installs to clear pollen and dust
- Maintain monthly OxyTurf for pet households (bi-weekly for multi-dog)
- Brush high-impact pet zones weekly to prevent fiber matting under heat stress
- Avoid placing hot grills or fire pits directly on turf without heat barriers
- If using shade structures (sails, umbrellas, pergolas), inspect for stability before summer wind events
Fall (September through November)
- Clear leaves with leaf blower or plastic-tine rake every 1 to 2 weeks during fall
- Inspect for pet wear-through after summer high-activity months
- Apply OxyTurf deep treatment to pet zones to prepare for winter when daily rinse becomes less frequent
- Inspect drainage outlets for fall debris obstruction
- Brush high-traffic zones to recover pile from summer use
Winter (December through February)
- Inspect after each significant rain event for ponding, edge separation, and drainage flow
- Maintain monthly OxyTurf for pet zones (cool weather slows but does not eliminate bacterial growth)
- Clear storm debris (leaves, branches) within a few days of any major wind event
- Brush flattened areas after heavy rain saturates the surface
- If freezing temperatures are forecast (rare but possible in foothills), avoid heavy foot traffic on frosted turf to prevent fiber damage
Annual Tasks
Once per year, do a complete inspection: walk the entire perimeter checking edge restraint, inspect every seam, brush every fiber against and with the pile direction, top up infill where thinned, deep-treat pet zones with OxyTurf, and document any concerns. What Not to Do Seasonally
Don't skip OxyTurf during winter. Cool weather slows but does not eliminate bacterial growth. Skipping for 3-plus months will cause spring odor when warming temperatures accelerate the dormant bacterial colonies. Don't power-wash on full pressure during any season. Don't let leaves accumulate for more than 2 weeks during fall. Don't apply harsh solvents or bleach in any season; specialty turf cleaners are formulated to maintain fiber integrity.
